Our Accessory Dwelling Unit (“ADU”) is a fully equipped family unit engineered to the highest levels of comfort, performance and resiliency. Each ADU is designed to be net-zero energy and meet PHIUS Zero standards (commonly referred to as “Passive House” certification).
The building design employs the use of all-electric heat pumps, rooftop solar PV panels (with battery storage), and low embodied carbon materials such as dimensional lumber for the framing, wood fiber and recycled cellulose insulation, recycled gypsum drywall, cork flooring and helical piles to minimize the use of concrete in the building’s foundation.
Each ADU is built using advanced automation software and cutting-edge manufacturing techniques at a Reframe Systems Microfactory.

The Dorothy ADU project is a partnership between Reframe Systems and the Housing Corporation of Arlington (HCA). Reframe will be delivering the state-of-the-art modular ADU to one of HCA’s existing properties in the Arlington area. We recently received our approvals from the Arlington Zoning Board of Appeals in December 2023. We are excited to deliver this project at the end of Q1 2024. Stay tuned for more updates!
